Mixed tenure in Extra care

Eileen Woods 19/12/05 General Housing Topics

We are considering selling a proportion of units within our first scheme due to be completed Sept 07.
Has anyone had experience of selling units within a mixed tenure scheme and any advise about marketing to offer.
Also did you apply the same eligibilty criteria to the units for sale as those for units for rent?

Technical brief 3 on mixed tenure gives you some advice. Marketing is a complex matter and needs to be considered as part of the whole "product" from the outset.I would be happy to discuss some of the issues if you want to ring me 01993 705012

Hi Eileen
We have mixed tenure at our EXC scheme in Lichfield, Rent, outright sale and shared ownership at 50% and 75%, totals 75 of the unit.
I have appointed a sales team, have developed a sales and marketing strategy and have all sorts of legal agreements and partners involved.
I can give more detail if you call or I could arrange to meet.

Hi Eileen, my company is just developing its first extra care retirement shared equity scheme based on 75% purchase and no rent. We are still finalising the lease. Technical Brief 3 referred to by one of your other respondants is very good but we were confused over the ground rent issue which is raised in the brief. You need to establish whether your scheme would be allowed to charge ground rent. We cannot charge.
