Housing LIN visits Elim Housing Association’s Elizabeth Close

The Housing LIN team were delighted to visit Elim Housing Association’s Elizabeth Close last week — a thoughtfully designed 6-unit independent living scheme for people with learning disabilities, delivered in collaboration with Noma Architects.
What makes Elizabeth Close truly stand out is its groundbreaking funding model and innovative design. The development is fully funded through a unique partnership—85% from the NHS and 15% from Homes England—totaling £3 million. Remarkably, it is the only joint-funded scheme of its kind in the UK. Adding to its distinctiveness, Elizabeth Close includes an on-site carers’ block, ensuring immediate, round-the-clock support for residents. Practical touches have also been carefully considered, such as external access to plumbing and electrics, such as underfloor heating, which helps reduce disruption to those living in the homes.
Beyond the essentials, it's the thoughtful details that make a real difference to everyday life. The site features a green room, solar panels, and an air source heat pump—each contributing to a more sustainable way of living. Security and comfort have been seamlessly integrated, with fencing that offers protection without compromising privacy, fob access for safety and convenience, and dual doors in every unit to allow flexible, secure entry. Slim, secure windows are designed to maximise natural light while maintaining safety and energy efficiency.
Looking ahead, the addition of a community café—open to residents and neighbours alike—will offer a welcoming space to build connections and support inclusion. It’s a simple but powerful way to bring people together.
