Description of Scheme
Newhaven, which includes 20 homes for affordable rent and 18 for shared ownership, was delivered in partnership with Trafford Metropolitan Borough Council and through £1.9 million of funding from the Department of Health.
Facilities at the state-of-the-art scheme include: a restaurant, residents' lounge, a hairdressing salon, assisted bathing facilities and a wellbeing room, which can be used for activities ranging from memory clinics to aromatherapy and can be used by the borough's primary care trust, for example.
Facilities such as the hairdressing salon and restaurant are also open to residents from the wider community to encourage a sense of community around Newhaven. The restaurant is run by Turning Point, a local organisation, with an agreement to cater healthy food at affordable prices.
Two of the flats are being rented by NHS Trafford, the borough's primary care trust, to be used for intermediate care for people recovering from hospital treatment. The rooms include hoists and low level fitted kitchens for people using wheelchairs.
Newhaven has a court manager on duty on weekdays and a care team on-site 24/7 providing the level of extra care residents require from healthcare provider TLC.
As well as featuring two permanent intermediate care flats, a range of other services will be based there, including a memory clinic to help diagnose illnesses such as dementia, and 'healthy hips and hearts' exercise classes, which can help to improve balance and reduce falls.

Trafford's demographic profile contains a higher proportion of older age cohorts than Greater Manchester when considered as a whole. This proportion of older persons is projected to increase in the short-term, with 2,300 more working age adults, and an uplift of 2,800 older persons aged over 65 years, living in Trafford by 2012. Growth is expected to be particularly focused within those over 85 years - this group is projected to grow by 4.3% (or 400 persons) to 2010 and 23.9% (or 2,200 persons) by 2020.
